Work Stages 3 - 6
Client Ernest Park for Orwell

Inherited from SWAP Architects post-planning, MAA are working on a large mixed-use redevelopment scheme in central Basildon, South Essex, a ‘New Town.’

The site, north of Market Square in the town centre, is well-connected with great transport links - being close to Basildon train and bus stations.

Proposed is flexible commercial/retail floorspace of 1650sqm within the ground and first floor podium (including retail, co-working and food & beverage). Above are 492 one- and two-bedroom build-to-rent apartments. The residential component is comprised of three towers which vary in height and scale, the tallest rising to 17 storeys at its highest point.

Between these blocks are interstitial spaces, including external green amenity areas to promote biodiversity and green infrastructure for Basildon town centre. Internal amenity spaces also contribute to the infrastructure to support and foster a community amongst the future residents.

The development on the site will play a significant role in the revitalisation of central Basildon – an important economic area in Essex. Basildon originally had little housing developed centrally, which became a connectivity challenge during its lifespan. This project’s investment in central Basildon will work to remedy this by providing a new type of housing stock and contributing positively to local housing targets.
